Temecula and Murrieta Housing Brief: Rates Ease, but Compare the Whole Cost

Editor’s source update — October 25, 2026
This is the October 23, 2026 housing brief, with its original observation dates preserved below. On October 25, Zillow’s Murrieta rental-market page displayed an update date of October 23, 2026, 222 available rentals across all bedrooms and property types, and an average two-bedroom apartment asking rent of $2,465. The original brief records the earlier October 21 snapshot of 223 available rentals and $2,430 for two-bedroom apartments.
These are asking-rent and listing snapshots, not executed lease rents. The available-rental total is not the sample size for the apartment average. Two snapshots can reflect changes in the properties being listed and do not, by themselves, establish a rent trend or a like-for-like change. A small improvement in mortgage rates is welcome news, but a home decision deserves more than a headline. This week’s figures give Temecula and Murrieta buyers and renters a useful reason to revisit their budgets and compare actual properties, without assuming that everyone should buy immediately.
The rate headline
Freddie Mac’s October 22 weekly survey put the national 30-year fixed mortgage average at 7.32%, compared with 7.40% a week earlier. That is a decline of 0.08 percentage points, or eight basis points. The 15-year average was 6.68%. [1]
These are national survey benchmarks, not a Premiere Capital Mortgage offer, an annual percentage rate (APR), or a rate available to every borrower. A personal quote depends on the loan, property, borrower, fees and lock timing. A one-week improvement does not establish the next direction of rates.
What the latest county report adds
C.A.R.’s September resale report, released October 19, showed a Riverside County median price of $620,000 for existing single-family homes, down 0.6% from September 2025. Its inventory index was 4.4 months and median time on market was 42 days, versus 4.2 months and 38 days a year earlier. [2]
Those are countywide September figures, not October prices for either city, an individual home valuation, or new-construction statistics. Our takeaway: investigate a property’s current competition and seller circumstances rather than assuming every listing deserves the same offer.
A local rental snapshot
Zillow’s displayed average for all bedrooms and property types was $3,295 in Temecula, updated October 20, and $3,000 in Murrieta, updated October 21. Its two-bedroom apartment figures were $2,500 and $2,430, respectively. The pages showed 232 available rentals in Temecula and 223 in Murrieta across all types, not the sample sizes for those apartment averages. [3,4]
Treat these as listing-market snapshots, not executed lease rents, guaranteed availability, or a like-for-like house comparison. The citywide figures mix different homes. Compare properties with similar bedrooms, size, condition, location, parking, utilities and lease terms before drawing a conclusion.
Where buying may offer an advantage
For a household with a suitable budget and a longer expected stay, ownership can offer control over the home and a path to building equity through repayment of principal. A fixed-rate loan can also make scheduled principal-and-interest payments more predictable. Taxes, insurance, association charges and maintenance can still change.
When a particular seller is motivated, a buyer may be able to negotiate price, repairs or allowable closing-cost credits. Ask for evidence on that listing, and confirm any credit complies with the loan program. Do not build a plan around guaranteed appreciation or an assumed future refinance.
When continuing to rent may be sensible
Renting can preserve flexibility if a move is likely, or provide time to build savings and reduce debt. Owners bear repair risk and transaction costs when buying or selling. A lower advertised principal-and-interest payment alone does not establish that ownership costs less. CFPB recommends considering the financial tradeoffs and the expected length of stay before buying. [5]
Build an apples-to-apples comparison
Use two real properties and your own numbers. For the rental, record rent, required recurring fees, renter’s insurance and utilities. For the purchase, obtain a written loan estimate and add property taxes, homeowners insurance, any mortgage insurance, HOA charges, utilities and a realistic repair reserve. [6]
Separately compare the cash required to move in, closing costs, savings left afterward, potential selling costs and the opportunity cost of cash committed to the purchase. Principal repayment builds equity but still requires monthly cash; price changes can increase or reduce that equity. Avoid counting the same cost twice.
The useful question is whether a particular home fits your budget and plans, not whether renting or buying wins for everyone. Contact Premiere Capital Mortgage to discuss a property-specific comparison and available financing options. Review loan terms and total costs before deciding.
Quick questions
Does the weekly average guarantee my rate? No. It is a national benchmark, not a personal quote.
Are the rental numbers the price of a comparable house? No. Start with similar actual listings and check inclusions and fees.
Does more time on market guarantee a discount? No. Negotiation depends on the individual property, seller and competing offers.
