DSCR Loans in Murrieta & Temecula: How Investors Can Qualify Without Traditional Income in 2026

Buying a rental property can create an unusual mortgage problem.

You may have excellent credit, substantial assets, and a rental property that generates solid monthly income—yet traditional mortgage underwriting can still become complicated because of your personal tax returns, debt-to-income ratio, number of financed properties, or self-employment income.

For real estate investors, a Debt Service Coverage Ratio loan—better known as a DSCR loan—may provide another way to qualify.

Instead of concentrating primarily on your W-2 wages or traditional personal-income calculations, a DSCR lender generally focuses on whether the property's rental income can support its housing expense.

That distinction can make DSCR financing especially useful for investors in Murrieta, Temecula, Riverside County, and throughout California.

What Is a DSCR Loan?

DSCR stands for Debt Service Coverage Ratio.

In simple terms, the lender compares the property's qualifying rental income with the applicable monthly housing expense.

A simplified example looks like this:

Monthly qualifying rent: $3,000
Monthly property expense used by lender: $2,500

$3,000 ÷ $2,500 = 1.20 DSCR

A 1.20 ratio means the property's qualifying rent equals approximately 120% of the monthly expense used in that calculation.

But there is an important warning for investors:

There is no single universal DSCR guideline that applies to every lender.

Minimum ratios, eligible property types, acceptable rent documentation, credit requirements, reserve requirements, loan-to-value limits, treatment of short-term rentals, and the components used in calculating DSCR can differ considerably by lender and program.

Some programs may even consider properties below a 1.00 ratio under different pricing, equity, or underwriting requirements.

That is why an investor shouldn't rule out a property simply because an online DSCR calculator produces one particular number.

Why Can DSCR Be Easier for a Real Estate Investor?

Traditional conventional investment-property financing can require a much broader examination of the borrower's income and obligations.

For example, Fannie Mae's newly updated rental-income guidance includes rules regarding documentation, property-management experience, rental-income treatment, reserves, and other financed real estate.

For certain conventional investment-property calculations, Fannie Mae uses 75% of monthly gross rent when calculating adjusted net rental income and then accounts for the property's PITIA.

DSCR programs operate differently because they are generally Non-QM investment-property products offered under individual lender guidelines.

The emphasis can therefore move away from questions such as:

“How much did you report on your personal tax return?”

and toward:

“Does this investment property generate enough qualifying rent for this loan?”

That can be valuable for self-employed investors, business owners, investors with multiple properties, or borrowers whose taxable income does not neatly represent their actual financial strength.

DSCR Doesn't Mean “No Qualification”

This distinction is important.

A DSCR loan isn't a mortgage where the lender ignores risk.

The lender can still evaluate factors such as:

  • Credit history

  • Property value

  • Loan-to-value

  • Rental income

  • Property expenses

  • Reserves

  • Property type

  • Investor experience

  • Loan purpose

Requirements vary by lender.

What often changes is how the ability to repay the investment-property loan is evaluated.

That's why I prefer describing DSCR financing as property-cash-flow-based qualification, rather than simply calling it a “no-income loan.”

Murrieta and Temecula Investors Need to Analyze the Property, Not Just the Price

The local market makes this especially important.

The latest available three-month data through July shows the median Murrieta sale price at approximately $659,670, down 3.7% year over year. Homes averaged about 44 days on market.

Temecula moved differently. Its median price was approximately $739,630, up 2.0% year over year, with homes averaging about 37 days on market.

Those are broad market statistics—not valuations or predictions for an individual property.

But they demonstrate something investors should remember:

Two nearby markets can behave differently.

And even within Murrieta, one neighborhood can produce completely different purchase prices, rents, taxes, HOA expenses, and investment returns from another.

With an investment property, I don't want to look only at whether you can obtain the mortgage.

I want you to understand what the financing does to the property's numbers.

Don't Confuse DSCR With Your Investment Return

This is one of the most important concepts for a new investor.

A property having a 1.20 DSCR does not mean you're earning a 20% return.

DSCR is a lending qualification measurement.

Your actual investment analysis can also include:

Purchase price, down payment, closing costs, repairs, vacancy, maintenance, property management, taxes, insurance, HOA dues, utilities paid by the owner, appreciation assumptions, and eventual selling costs.

A property can qualify for a DSCR mortgage and still be a poor investment.

Conversely, a property may have compelling long-term potential but not satisfy a particular lender's DSCR requirement.

Financing and investment analysis should work together—but they aren't the same calculation.

What About Today's Mortgage Rates?

For broader market context, Freddie Mac reported a national average 30-year fixed conventional mortgage rate of 6.71% as of September 3, 2026, up from 6.66% the prior week.

That is not a DSCR rate.

DSCR pricing is lender- and scenario-specific and can differ materially from conventional owner-occupied mortgage rates.

I don't recommend using an advertised conventional rate when estimating the financing on a DSCR investment property.

Instead, we should price the actual investment scenario.

Conventional Financing Is Changing Too

Investors shouldn't automatically assume DSCR is always preferable.

Fannie Mae made notable rental-income updates on September 2, 2026. Lenders may apply the September changes immediately and generally must implement them by November 1, 2026.

Fannie Mae also now provides specific guidance for qualifying rental income from certain short-term rental properties. For eligible one-unit investment properties, its updated rules address validated short-term-rental data and local legal requirements.

That gives us another reason to compare financing rather than automatically selecting one loan type.
